One fixed price for the whole job — never an hourly rate or a percentage of what we sell. Final quote depends on how full the home is; very full or hoarder-condition homes are adjusted up front, with no surprises later.

Your price is based mostly on the size of the home and how full it is. Unusually packed or hoarder-condition homes, rush timelines, biohazard situations, or long travel are quoted up front — never sprung on you at the end. Where we recover real value from sales or auction, that can offset your cost.
